Declined for a mortgage?

It can be a horrifying experience being declined for a mortgage, especially if you have set your heart on buying the perfect property. To many people this can be totally unexpected as the belief is that they have never had any financial problems in the past, so why can’t they get a mortgage?!  Today mortgage lenders can apply a very strict criteria especially if they are assessing who they want as a customer. Even a missed credit card payment or a forgotten bill from the past can cause low or poor credit and therefore a lender to decline an application.

Post credit crunch many lenders who would have helped in the past withdrew from the market. It’s fair to say back pre 2007, you only had to prove that you were alive to get a mortgage. These bad lending practices thankfully no longer exist, but we are now seeing a return to the market of many lenders who subject to their critria are happy to take a view and are granting people mortgages who have experienced credit problems or do not fit the norm.

Its not doom and gloom for those who have a poor credit score or who have been declined in the past! We have many lenders who will take a sensible view to help if the following apply:

  • County Court Judgements
  • Defaults
  • Discharged Bankrupts
  • IVA’s
  • Well conducted debt management programmes
  • Missed secured and unsecured payments
  • History of pay day loans
  • Failed credit score
  • Poorly conducted bank accounts
  • Zero hours contracts
  • Hign level of state benefits
  • Non standard properties
  • Older applicants
