Release extra equity from your existing properties without the traditional debt service test (the old 125% rule) or the minimum personal income requirement, thus allowing further purchases. Borrow up to 20% of the property value, up to a maximum combined loan to value of 85%. Minimum loan per property is £10,000, maximum loan per property is £400,000.
Example: value of property £600,000, existing mortgage £275,000, rental income £1,500 per month. Traditional lenders will only lend an additional circa £12,500 based on the 125% rule. This lender will agree the full £100,000 allowing the purchase of two further £200,000 value buy to let properties.
